Financing
The financing process starts with consulting a mortgage specialist to get pre-approved, which involves submitting income, asset, and credit information. Christie Lewis Homes partners with reputable local lenders to help you find competitive rates and loan programs suited to your needs. After pre-approval, when you find a home, you'll complete a full mortgage application, and your lender will order appraisals and title examinations. The loan then goes to underwriting for approval. Finally, at closing, you'll sign documents, pay closing costs, and receive your keys to your new home.
Before searching for a home, Christie Lewis Homes recommends meeting with a loan originator to get pre-approved. This process includes submitting documents like W-2s, pay stubs, tax returns, bank statements, and a credit report. Their preferred lenders work closely with you to find the best loan programs and competitive rates. You can start by filling out a form on their website to be connected with a trusted lender who will guide you through pre-approval.
When estimating your monthly payment, Christie Lewis Homes considers the principal and interest on your loan, annual property taxes, homeowners insurance, HOA fees, and private mortgage insurance (PMI) if required. For example, an estimated payment might break down as $2,398.20 for principal, $500 for taxes, $200 for insurance, $100 for HOA, and $0 for PMI. This comprehensive estimate helps you budget accurately for homeownership.
After you submit your full mortgage application, the loan enters processing where all documents are reviewed. The lender orders an appraisal of the property and a title examination to ensure clear ownership. Then the loan moves to underwriting, where a specialist verifies all information and approves the loan if it meets all requirements. You may be asked for additional documentation during this phase to clarify details.
Once your loan is approved, your documents are sent to the title company for closing. You will sign all necessary paperwork to finalize the mortgage and transfer ownership. It's important to have homeowners insurance set up before closing. After paying any remaining closing costs, the loan is recorded with the county, and you receive the keys to your new home. Christie Lewis Homes congratulates you on becoming a homeowner at this exciting stage.
